Vrbo vs Airbnb for Hosts: Fees, Payouts and Protection
Vrbo vs Airbnb for hosts in 2026: host fees side by side, what you keep on a $1,000 booking, payouts, damage protection, and how to list on both.
Airbnb suits more kinds of hosts: it lists rooms and whole homes, and it includes up to $3 million in damage protection. Vrbo lists only places guests don't share, and it charges hosts 12% against Airbnb's 15.5%, with a separate service fee for guests. If you rent out a whole home, the practical answer is usually both, with your calendars synced.
Vrbo vs Airbnb for hosts: how do the fees compare?
Both platforms take a cut of every booking. The difference is who pays it: you, your guest, or both.
Airbnb has two fee structures. On the older split fee, most hosts pay 3% and guests pay 14.1% to 16.5% on top. On the single fee, most hosts pay 15.5% and guests pay no separate Airbnb fee.
The single fee is taking over. Airbnb's help center says it is moving all home hosts to it and phasing out the split fee, and once you switch you can't switch back. It is already required for hosts who use property management software.
If you're still on the split fee, plan for the switch now. Airbnb's advice is to raise your prices when you move, so your payout per night stays the same. If you don't, the same price earns you less.
Vrbo's help center now lists a flat, all-in 12% commission for pay-per-booking hosts, with payment processing included. It replaces the older 5% commission plus 3% processing [VERIFY: start date of Vrbo's flat 12%, reported as October 29, 2026; confirm on Vrbo's host terms notice or in the Owner Dashboard]. Guests also pay a Vrbo service fee that hosts can't waive or reduce.
Here is how the fees line up for hosts, as of October 2026:
| Fee detail | Airbnb | Vrbo |
|---|---|---|
| Host fee | 15.5% on the single fee (most hosts). 3% on the older split fee. | 12% all-in commission, pay-per-booking |
| Guest fee | None on the single fee. 14.1% to 16.5% on the split fee. | A service fee that varies with the reservation amount |
| Charged on | Nightly price plus fees you add, like cleaning and pets. Not taxes. | Rental amount plus fees you add, like cleaning and pets. Taxes and security deposits get a 3% processing fee. |
| Annual subscription | Not offered | Closed to new hosts. Most remaining subscribers move to pay-per-booking from October 2026. |
| If you use a PMS | Single fee required | 12% commission |
The subscription row matters if you read older guides. Vrbo's subscription page says hosts can no longer opt in, so pay-per-booking is the only option for a new listing.
What does a host keep on a $1,000 booking?
Here is one example booking, run through each fee model. Say your price for the stay is $1,000: nightly rate plus cleaning fee. Taxes are left out to keep the math clean.
| Example: a $1,000 booking | Airbnb split fee | Airbnb single fee | Vrbo pay-per-booking |
|---|---|---|---|
| Host fee | 3% of $1,000 = $30 | 15.5% of $1,000 = $155 | 12% of $1,000 = $120 |
| You keep | $970 | $845 | $880 |
| Guest pays, before taxes | $1,141 to $1,165 | $1,000 | $1,000 plus Vrbo's service fee |
At the same price, Vrbo leaves you $35 more than Airbnb's single fee. The guest side flips: your Airbnb guest pays $1,000, while your Vrbo guest pays $1,000 plus a service fee.
To run your own numbers, use the free Airbnb fee calculator.
To keep your old payout on the single fee, you raise the price. Airbnb's own example moves a $100 price to $115, so the host still earns about $97 and the guest still sees $115.
On this booking, keeping $970 on the single fee means a price of about $1,148 ($970 divided by 0.845). On Vrbo, the same payout needs about $1,102 ($970 divided by 0.88), and the guest's service fee sits on top of that.
How do payouts, protection and cancellations compare?
Fees are half the story. Here is how the rest of a booking compares for hosts.
| For hosts | Airbnb | Vrbo |
|---|---|---|
| Payout released | By the end of the business day after check-in. Stays of 28 nights or more pay out monthly. | Typically one business day after check-in |
| Your first bookings | First 2 stays paid the business day after checkout, unless your listing's location is verified | If your first booking is under 30 days away, paid about 30 days after the guest pays |
| Damage protection | AirCover for Hosts: up to $3M, included | Guest buys Property Damage Protection ($1,500 to $5,000 of cover) or pays your damage deposit |
| Liability insurance | $1M, included | $1M on stays booked through Vrbo checkout |
| Cancellation policies | Flexible, Moderate, Limited, Firm, plus an optional non-refundable discount. Strict and Super strict by invitation. | Day-before, Lenient, Relaxed, Moderate, Firm, Strict, No refund |
| Listing types | Entire place, room or shared room | No space shared with the host or other guests |
| Instant booking | Optional | Optional, and Vrbo says it helps your search rank |
Payouts land at about the same time. Airbnb releases most payouts the business day after check-in, and US direct deposit then takes about 3 business days. Vrbo disburses one business day after check-in and says funds usually reach your bank 5 to 7 business days later.
Airbnb's protection is the bigger package. AirCover for Hosts includes up to $3 million in damage protection when a guest doesn't pay, plus $1 million in liability insurance, at no cost to you. Vrbo's $1 million liability insurance does not cover guest damage to your home.
Vrbo's damage cover is guest-paid. You pick the level, and guests pay $59, $89 or $119 for $1,500, $3,000 or $5,000 of Property Damage Protection. They can leave a refundable deposit instead.
Vrbo gives every host a strict option. Any Vrbo host can choose Strict or No refund. On Airbnb, Strict and Super strict are invitation-only, and guests get a free 24-hour cancellation window when they book at least 7 days before check-in.
Which is better for hosts: Vrbo or Airbnb?
Pick by your place and your numbers, not the brand.
Airbnb fits hosts who:
- Rent a private room or a shared room. Vrbo doesn't list either.
- Want the strongest built-in protection: up to $3 million in damage cover, included.
- Are still on the 3% split fee. You keep more per booking than on Vrbo, for now.
Vrbo fits hosts who:
- Rent a whole home, like a cabin, beach house or condo.
- Want a lower host fee than 15.5%, and are fine with guests paying a service fee on top.
- Want a strict or no-refund cancellation policy without waiting for an invitation.
If you rent a whole home, you don't have to pick one. You can run both, and add more channels from our list of Airbnb competitors for hosts.
Should you list on both Airbnb and Vrbo?
For a whole home, usually yes, as long as you keep the calendars clean. Two platforms bring two sets of guests, and two ways to sell the same night twice.
Sync calendars with iCal. Both platforms import and export iCal links for free. Paste Airbnb's iCal export link into Vrbo's calendar import, then paste Vrbo's export link into Airbnb.
Know the sync speed. Airbnb refreshes imported calendars every 3 hours, and Vrbo syncs every 30 minutes. Both let you refresh by hand.
Mind the gap. A booking that lands before the next sync can double-book you. Refresh by hand after each booking, and block a buffer night when your calendar is tight.
Keep prices in line. A guest who finds your home on both sites will compare totals. At the same price, Vrbo's guest fee puts its total above an Airbnb single-fee listing, so check what guests actually pay on each.
Know what a double booking costs. Airbnb treats it as a host cancellation: the fee is 10% to 50% of the reservation, at least $50, and Airbnb can block those dates. Vrbo may charge a fee, suspend the listing or remove Premier Host status.
Use a channel manager once it gets busy. A channel manager or property management system (PMS) connects to both platforms directly and keeps availability, rates and messages in one place. Two side effects: Airbnb requires the 15.5% single fee for PMS-connected hosts, and Vrbo won't let a PMS-managed listing import iCal calendars.
What about the nights neither platform books?
Even with both platforms, calendars have gaps: a Tuesday in February, a slow shoulder month, the night between two stays. Hostshare, a host-only travel network, turns those nights into a host swap: when another member books a night you share, you earn travel nights at other hosts' homes, with no nightly rate. You pay that host's cleaning fee plus a small service fee, your listing stays live on Airbnb and Vrbo, and how it works has the details.
FAQ
Is Vrbo or Airbnb better for hosts?
Airbnb suits more kinds of space, including rooms, and includes up to $3 million in damage protection. Vrbo suits whole homes and charges hosts 12% instead of 15.5%. For a whole home, you can list on both.
Does Vrbo charge hosts less than Airbnb?
On the host side, yes: 12% on Vrbo against 15.5% on Airbnb's single fee. On a $1,000 booking you keep $880 on Vrbo and $845 on Airbnb. Vrbo guests pay a service fee on top, so their total is higher.
Which pays hosts faster, Airbnb or Vrbo?
Both release payouts about one business day after check-in. Airbnb's US direct deposit then takes about 3 business days, and Vrbo says funds usually arrive 5 to 7 business days after release.
Does Vrbo have something like AirCover for hosts?
Not at the same level. Vrbo includes $1 million in liability insurance on stays booked through its checkout. For damage, you rely on guest-paid Property Damage Protection (up to $5,000) or a deposit.
Can I list a private room on Vrbo?
No. Vrbo doesn't allow rentals where guests share space with the host or other guests. Airbnb lists private rooms and shared rooms.
Can I list the same home on Airbnb and Vrbo?
Yes. Sync the calendars by iCal or a channel manager, and refresh after every booking to cut the risk of a double booking.
