Airbnb Swap for Hosts: How to Trade Stays With Other Hosts

An Airbnb swap is when hosts trade stays at each other's rentals instead of paying nightly rates. See how DIY swaps work, what goes wrong and your options.

The Hostshare Team

An Airbnb swap is when hosts trade stays at each other's rentals instead of paying nightly rates. You can set one up yourself through Facebook groups, Reddit or direct messages, or use a swap network like Hostshare, HomeExchange or Kindred. A DIY swap needs a partner who wants your place on your dates, while a network lets you host one member and stay with another.

What is an Airbnb host swap?

Hosts call it an Airbnb swap, an Airbnb trade, an Airbnb exchange or a house swap. Others say vacation rental swap, vacation home swap or home share. Same idea: you stay at another host's place, and nobody pays a nightly rate.

There are two ways to do it: one host at a time, or through a network.

How do hosts swap stays on Facebook and Reddit?

The pattern is the same in Facebook host groups, on r/airbnb_hosts and on the Airbnb Community forum:

  1. A host posts their city, listing link, open dates and where they want to go.
  2. Other hosts reply with their own listing links.
  3. The pair moves to private messages and agrees on dates, guests and cleaning.

Some swaps happen the same week. Others are staggered: you stay at mine in March, I stay at yours in October. When places differ in value, hosts even it out with extra nights or a little cash.

Some hosts book each other through Airbnb at matching or near-zero prices, so the stay counts as an Airbnb reservation. They still pay cleaning and Airbnb's fees.

What goes wrong with informal Airbnb swaps?

Plenty of swaps go fine. These problems keep coming up:

  • No verification. A listing link proves someone can paste a link. No platform checks their ID or that they control the home.
  • No protection. An off-Airbnb swap is not an Airbnb reservation, so Airbnb's host damage protection does not apply.
  • One-to-one matching. The other host has to want your town, and you have to want theirs. Hosts on the Airbnb Community forum describe asking for a city and finding few takers.
  • Calendars must line up. Your open weeks are usually your slow season. The host you want is often busiest when you want to come.
  • Uneven trades. In a staggered swap, one host stays first. Hosts on Reddit warn about the return stay that never happens.
  • Awkward money talk. Who pays the cleaner? What if your studio is worth half their villa?

How does a swap network work for hosts?

A network replaces the one-to-one deal with a balance. Host on nights you pick, then spend what you earn at any member home. HomeExchange calls the balance GuestPoints, Kindred calls it credits, and Hostshare calls it travel nights.

Hostshare is a travel network for hosts only. Every home on it belongs to another active host.

  • Share nights you would not book anyway. Share as few as 3 nights a year to stay active. Block out up to 200 nights a year for peak weekends, holidays and events.
  • Earn travel nights. When a member books one of your shared nights, you earn travel nights. How many depends on your listing's value and local demand.
  • Book any member home. One earned night books one night, with no nightly rate. Bookings are instant. Stays run up to 7 nights, booked up to 6 months ahead.
  • Pay cleaning plus a small fee. You pay the host's cleaning fee, which goes to them in full. You also pay a small service fee based on the value of the nights you book.
  • Damage protection on every booking. Truvi protection is built into the service fee. The booking screen shows up to $50,000 in damage protection, with no security deposit.
  • Verified members. Members verify a government ID with a selfie match (through Persona), plus phone and email. Each listing needs proof of the right to host and an admin review.

Your listing stays live on Airbnb, Vrbo and anywhere else. Calendars sync by iCal, and Hospitable connects directly. See how Hostshare works.

Why does a network beat one-to-one matching?

You do not need the other host to want your dates or your town.

Say your lake cabin hosts a member on a slow April weekend. In July, you book a beach condo from a different host, who never had to want your cabin. Nobody negotiates a return stay.

How do the Airbnb swap options compare?

The short version, as of October 2026. For deep dives, read Hostshare vs HomeExchange and Hostshare vs Kindred.

HomeExchange sets no limit on stay length, so it suits long trips. Kindred says it is "for real homes, not short-term rentals," so a dedicated rental unit may not qualify.

Does Airbnb allow host swaps?

A network swap happens outside Airbnb. You block those nights on your Airbnb calendar (here is how), and your listing stays live for every other night.

Two Airbnb rules matter for informal swaps:

  • Protection. Airbnb's Host Damage Protection Terms cover losses during an "Airbnb Stay," meaning a reservation on the Airbnb platform. An off-Airbnb swap is not one.
  • Off-platform deals. Airbnb's Off-Platform and Fee Transparency Policy bars asking users to move bookings off Airbnb or offering discounts to book outside it. Met a swap partner through Airbnb messages? Read it first.

Local rules, HOA rules and your insurance policy can apply too. Check yours before you host. This is not legal or tax advice.

Do I have to host strangers?

Not random travelers. On Hostshare, every guest is a fellow host with a verified listing of their own and a stay history you can review. Every member signs the Hostshare Pledge ("trust for trust, key for key"), and reviews go both ways.

Bookings are instant, so your control sits in which nights you share.

Who pays for cleaning on a swap?

  • Informal swap: you negotiate it, every time.
  • Hostshare: the traveling member pays your cleaning fee, passed to you in full.
  • HomeExchange: its code of conduct lets a host ask for a reasonable cleaning fee, agreed before the stay.
  • Kindred: the guest pays a cleaning fee, and Kindred coordinates the cleans.

What if my place is worth less than where I want to go?

In an informal swap, you make up the gap with extra nights or cash, if the other host agrees at all.

Networks build in the value math. HomeExchange sets GuestPoints per night by beds, location and amenities. On Hostshare, what a shared night earns depends on your listing's value and local demand.

So a nicer home can earn multiple travel nights for every night it shares, while a modest place may need to share a few nights to earn one. Either way, one travel night books one night at any member home, pricey or not.

Which Airbnb swap option fits which host?

  • Informal swap: hosts who already know and trust the other host.
  • HomeExchange: hosts who want long stays or reciprocal swaps. Its terms bar accounts created for professional or commercial purposes, so check them if your rental runs as a business.
  • Kindred: people who live in their home and travel while it sits empty.
  • Hostshare: hosts who run a short-term rental and want the empty nights to pay for their vacations.

FAQ

Is an Airbnb swap free?

Not quite. There is no nightly rate, but someone still pays for cleaning. Hostshare adds a small service fee, HomeExchange charges $235 a year, and Kindred adds a service fee per trip.

Do both hosts have to travel at the same time?

Not on a network. You host on your open nights and travel when it suits you.

Do I need an Airbnb listing to join Hostshare?

No. You need proof of the right to host: being listed as host or co-host on Airbnb, or a document. Calendars sync by iCal from Vrbo or any other provider.

Can I travel before I host anyone?

Yes. New hosts start with 3 nights, free, with no credit card. The annual plans (Pro and Pro+) add nights and fee credits up front in exchange for a one-year share commitment. See pricing.

What happens if I cancel a Hostshare stay?

Cancel 30 or more days before check-in: your nights and cleaning fee come back, plus the service fee minus a non-refundable minimum. 8 to 29 days out: your nights come back. 7 days or less: nothing comes back.
